Timber Decay Surveys: Why You Should Perform Them Periodically

The timbers that frame our historic buildings are not inert. They breathe, move, and without proper stewardship decay. A periodic timber decay survey is one of the most important acts of care a building owner or manager can perform.

Britain's built heritage is, in large part, a timber story. Oak peg-jointed roofs, elm floorboards, deal joinery, generations of craftsmen shaped wood into structures that have outlasted their makers by hundreds of years. But the same organic properties that gave timber its strength make it vulnerable: to moisture, to fungi, to insects, and to time itself.

For owners and managers of listed buildings in England, periodic timber surveys are not merely good practice, they are part of the duty of care that heritage legislation expects. Ignoring the condition of structural and decorative timbers risks cumulative damage that becomes exponentially more costly, and potentially irreversible, with each passing year.

01, Why Timber Surveys Cannot Wait

Timber decay rarely announces itself. It develops slowly, in the dark, behind plasterwork, within wall cavities, and beneath roof coverings. By the time staining, crumbling, or soft spots become visible from below, significant structural material may already be lost.

A periodic survey, ideally every three to five years for occupied listed buildings, and annually for those in high-moisture environments, creates a documented baseline. It allows professionals to track change over time, catch active infestations or fungal growth before they spread, and plan repair work at a scale that remains manageable. Reactive repairs to heavily decayed roof structures or floor joists are commonly ten to twenty times more expensive than early-stage interventions.

There is also a legal dimension. Under the Planning (Listed Buildings and Conservation Areas) Act 1990, owners of listed buildings have a statutory duty to maintain their properties in good repair. Local planning authorities can serve Urgent Works Notices on neglected buildings, at the owner's cost. Documented survey records demonstrate active management and are invaluable in dealings with Historic England and local conservation officers.

02, Types of Timber Decay

Not all decay is the same. Understanding which type is present determines the treatment, and misidentifying it can lead to interventions that do more harm than good.

Brown RotCaused by fungi that break down cellulose, leaving behind dark, crumbly cuboid fragments. Common in softwood timbers and structural elements with persistent moisture. Affected wood shrinks and cracks across the grain.

White RotAttacks both cellulose and lignin, leaving timber pale, fibrous, and spongy. More common in hardwoods such as oak. Often found in roof timbers with long-term water ingress. Wood loses strength gradually.

Soft RotA slower-developing decay caused by micro-fungi, typically in very wet conditions such as below damp-proof level or in ground contact. Affects the timber surface first, forming a soft, darkened outer layer over a harder core.

Wet RotA general term for several fungal species active in persistently damp timber. Characterised by darkening, longitudinal cracking, and surface softness. Contained to damp areas, if moisture is removed, progression typically stops.

A note on dry rot: Serpula lacrymans deserves special mention. Despite its name, it requires moisture to establish, but it can then spread rapidly across masonry and behind plasterwork, far beyond the original wet zone. It is the most destructive fungal decay affecting buildings in the UK and demands immediate specialist attention. Insect attack also requires attention in historic buildings. Common furniture beetle (Anobium punctatum), death watch beetle (Xestobium rufovillosum), particularly prevalent in old hardwood roof structures, and house longhorn beetle each create characteristic patterns of flight holes, frass, and tunnelling. Active infestations require specialist treatment; historic timbers must never be treated with inappropriate biocides that could damage adjacent stone or decorative surfaces.

03, What to Look Out For in a Grade II Listed Building

Grade II designation covers around 92% of all listed buildings in England. If you manage or own such a building, the following warning signs should prompt a professional timber survey without delay.

  • Damp patches or tide marks on ceilings and walls, particularly around chimney breasts, window reveals, and eaves, frequently the first sign of moisture reaching roof or floor timbers.
  • Springy or uneven floorboards, movement underfoot that wasn't previously there may indicate loss of bearing in floor joists or sub-floor timbers.
  • Fine dust or frass below joinery, floorboards, or structural timbers, a sign of active insect infestation, not simply old bore holes.
  • A musty or earthy smell, particularly in roof spaces, cellars, or rooms that have been closed, often the first indicator of active fungal growth before it becomes visible.
  • Paint bubbling or plaster cracking along skirting boards or where timbers meet external walls, can indicate moisture tracking along hidden timber elements.
  • Visible mycelium, silky white threads or grey-brown strands on timber surfaces or masonry, requires immediate specialist assessment.
  • Distorted or sagging roof lines, visible from outside, may indicate loss of structural integrity in principal rafters, purlins, or wall plates.
  • Staining around lead flashing, valley gutters, or parapet walls, chronic points of water ingress that frequently cause concealed decay in roof structures below.

Because so many of these warning signs trace back to a single root cause, moisture finding its way into the building, a proper survey needs to diagnose the source of damp as much as the decay itself. This is where a joined-up approach, covering both timber condition and the building's broader moisture performance, pays off: treating the timber without addressing the damp source is only ever a temporary fix, and can affect adjoining lime plaster and masonry finishes too.

Consent and listed building works: Any repair, consolidation, or replacement of historic timber in a listed building, even like-for-like, may require Listed Building Consent from your local planning authority. Works carried out without consent are a criminal offence under the Planning (Listed Buildings and Conservation Areas) Act 1990. Always consult your local conservation officer before commissioning remedial work.

06, Commissioning a Survey

A timber decay survey of a listed building should be carried out by a suitably qualified professional, typically a chartered surveyor with experience in historic structures, or a specialist timber surveyor. The Royal Institution of Chartered Surveyors (RICS) finder and the Society for the Protection of Ancient Buildings (SPAB) professional directory are good starting points.

The survey should include visual inspection of all accessible roof, floor, and wall timbers; moisture readings; and where appropriate, probe or borescope investigation of suspected areas. A well-written report will distinguish between historic damage that is stable and active decay requiring urgent treatment, and will prioritise recommendations accordingly.
