There is growing interest in removing modern damp proofing systems from older buildings and reinstating traditional lime plaster instead. In many cases, this can be the right approach. However, lime plaster should never be treated as a universal cure for damp.

The real question is not simply:
Is lime plaster better?
It is:
Is lime plaster right for this building, in its current condition?
Lime plaster formed part of a wider traditional building system.
Historic and traditional buildings were often constructed with solid masonry walls, lime mortar joints, no damp proof course, suspended timber floors, open fireplaces, draughty windows and high levels of natural ventilation.
This meant moisture could enter, move through the structure and evaporate naturally.
Lime plaster supported that process because it allowed walls to release moisture. But it only worked because the rest of the building also supported breathability.
It was never just about the plaster.
Very few period properties now perform exactly as they did when first built.
Over time, many have been altered with raised ground levels, cement pointing, concrete floors, blocked chimneys, double glazing, insulation, draught proofing and reduced subfloor ventilation.
These changes can significantly reduce natural airflow.
The open fires, leaky windows and ventilated floors that once helped a building dry out are often gone. As a result, the moisture balance of the building has changed.
In these circumstances, reinstating lime plaster without understanding the wider moisture problem can lead to poor results.
Lime plaster can help a wall manage moisture, but it does not remove the source of moisture.
If water is still entering the wall through high ground levels, defective drainage, failed rainwater goods, bridging, condensation or poor ventilation, lime plaster will not solve the underlying issue.
It may allow some evaporation, but the wall can still remain damp.
This is why diagnosis is essential before any decision is made.
A breathable plaster cannot compensate for a building that is persistently wet or unable to dry properly.
There is also a common misconception that lime plaster is immune to damp related damage.
It is not.
Lime plaster is often more tolerant than modern gypsum based finishes, but it can still become damp, stain, break down or suffer from salt contamination if moisture remains active within the wall.
Breathability improves moisture movement.
It does not make a building immune to moisture.
We have seen projects where lime plaster has been applied to damp walls before the moisture source has been properly addressed.
In some cases, the walls became so damp that works could not be completed without removing the plaster and installing a more suitable system.
This does not mean lime plaster is wrong.
It means lime plaster must be used in the right context.
For it to perform properly, the building must be capable of drying. If the wall remains persistently wet, a different or combined approach may be needed.
Best practice guidance for traditional buildings is clear. Moisture problems should be investigated before treatment is specified.
A proper assessment should consider the building as a whole. That includes external ground levels, rainwater disposal, pointing, ventilation, floor construction, wall build up, salts, condensation risk and previous alterations.
Only once the cause and behaviour of moisture are understood can the correct repair strategy be chosen.
This may involve traditional reinstatement, modern damp management or a carefully considered combination of both.
Lime plaster is often suitable where the building is genuinely traditional and where wider repairs can support its performance.
This may include lowering external ground levels, repairing rainwater goods, removing cement pointing, reinstating lime mortar, improving subfloor ventilation and allowing the building to dry naturally.
In these situations, lime plaster can form part of a sensitive and effective conservation approach.
It is especially valuable where the aim is to restore the traditional performance of a listed, historic or period building.
There are also cases where a modern damp proofing or damp management system may be more suitable.
This can apply where a building cannot realistically be returned to its original condition, or where previous alterations have permanently changed how moisture behaves.
Examples include concrete floors, sealed windows, blocked chimneys, modern insulation, cement renders or areas where ventilation cannot be restored.
In these situations, lime plaster alone may not provide reliable long term performance.
A modern system may be justified, but only after a proper survey and clear technical reasoning.
In heritage buildings, the ideal conservation approach is not always straightforward.
Some traditional repairs require significant secondary works. These might include lowering ground levels, removing concrete slabs, improving ventilation, replacing cement pointing or carrying out wider masonry repairs.
These works can affect cost, disruption, programme and permissions.
That is why clients need clear advice, not ideology.
The right specification should balance the needs of the building with the practical realities of the project.

Sometimes that will be lime plaster as part of a traditional repair strategy.
