Repairing Historic Buildings with Care

Conservation experts

Successful historic building repair starts with understanding how the building was constructed, what has deteriorated and why. Moisture, timber decay and previous alterations can all affect its condition, so we investigate the cause before recommending a repair.

Trace works with homeowners, architects, heritage consultants and Conservation Officers to assess defects and develop practical repair strategies. Our services include structural timber repairs, damp and moisture investigations, fungal decay diagnosis and lime plastering.

Wherever possible, we retain and repair original fabric. When replacement or strengthening is necessary, we specify methods and materials appropriate to the building and its significance.

Chartered expertise

Our principal timber surveyor is a Chartered Building Surveyor and member of RICS, as well as a TRADA-qualified timber strength grader.

Conservation-led approach

We aim to retain as much original fabric as practical, specifying repairs that protect historic character while restoring structural performance.

Repairing historic buildings requires careful diagnosis

Defects within older buildings are rarely isolated.

Dampness can lead to fungal decay. Previous cement renders or impermeable finishes can trap moisture. Structural timber may have deteriorated around joints or bearing ends while remaining sound elsewhere.

Before recommending work, Trace investigates the building as a whole to understand the cause and extent of the problem.

Our work can include damp and moisture investigations, fungal decay diagnosis, structural timber assessment, timber strength grading, traditional and resin timber repairs, lime plastering and conservation-led remedial works.

The objective is not simply to remove damaged material. It is to understand why deterioration has occurred and develop a repair strategy appropriate for the building.

Timber Repairs Within Historic Buildings

Historic structural timber does not necessarily need to be completely replaced simply because decay is present.

Damage is often concentrated around bearing ends, joints or areas exposed to moisture. Where appropriate, Trace can remove deteriorated material and repair or reinforce the remaining historic timber, helping retain significantly more of the original structure.

Working with Conservation Officers

Alterations to listed buildings can require Listed Building Consent, and repairs may need to be agreed with the local Conservation Officer or heritage consultant.

Trace can provide detailed surveys, repair specifications, drawings and technical information to help clients and their professional teams understand the condition of the building and agree an appropriate repair strategy.

Our experience allows us to combine traditional repair principles with carefully selected modern techniques where these provide the most sympathetic and practical solution.
